The lack of air conditioning made the room a bit warm , especially on sunny days.

Exceptionally nice and convenient location close to a classic covered bridge, met needs. Besides, it was just next door to Waterville Valley and Colonel Spencer Inn and a music festival was being held.

The room's relatively small shower stall could definitely use some expansion!!! The steep stairs to the rooms were quite a workout!!! A little more attention to parking options could greatly enhance the experience!!!

The location was nice - close enough to local restaurants and sights of interest in New Hampshire as well as Boston. Again, the hotel was at a moderate distance from White Mountain National Forest.

Very nice breakfasts and rich history
Waking up to the aroma of freshly made breakfasts by David was pure bliss. The 18th-century charm of the inn enveloped us.
The lack of air conditioning caught us off guard during a particularly warm spell, but with windows open, we found a cozy airflow in the historic setting.

The Colonel Spencer Inn offered a charming stay. David, the innkeeper, prepared fantastic breakfasts each morning. I especially loved the stuffed french toast and the variety of baked goods available throughout the day. The inn has loads of character as it is housed in a 200-year-old building. The decor reflects its rich history beautifully. Our room, the Beautiful Queen Room, was spacious and comfortable, though the floors creaked a bit. The location is perfect for exploring the White Mountains and only a short drive from Franconia Notch. The lack of air conditioning can be a factor during the summer. We managed without it, but I can see how it might be an issue during hotter days. The stairs to our room were a bit steep, which could be challenging for some guests. A good experience with minor inconveniences to consider.

Our Twin Room was really cozy and spacious. I loved the old-school charm with those original 18th-century floorboards! The hosts, David and Trevan, and the breakfasts were nothing short of gourmet! Such a treat every morning. Just a heads up, the stairs to our room were pretty steep, but it wasn't a huge deal for us!

Our room was good, plenty of space and super comfy! David was a gem. The history of the place added a charm you can't ignore.
But dear, the drive to find parking tested my patience-next time, I might pack a snack! I could really use a bellhop for my luggage-my arms were nearly waving a white flag!
